Hillman Will Lead Carlsbad Development

Hillman Properties and its home building subsidiary, Republic Development Co., will be the master developers of the 1,402-acre Pacific Rim Country Club and Resort in Carlsbad, recently purchased from Hunt Properties Inc.
Plans for 2,836 homes, a 27.9-acre, 18-hole golf course designed by Arnold Palmer, a membership sports center with Olympic-class facilities and a 24-acre commercial center were approved in April by the Carlsbad City Council and the state Coastal Commission. The site/land plan was a recipient in May of a Pacific Coast Builders’ Conference Gold Nugget award.
The first phase of development will get under way in July and will consist of six residential neighborhoods comprising 1,500 homes, the golf course, a 254-room hotel, a 12.4-acre elementary school site and completion of Alga Road from El Camino Real to Poinsettia Lane.
Larry Clemens, formerly with Hunt Properties, will become a vice president of Hillman Properties and will remain in charge of the $1-billion project.
