Van Nuys Units Change Hands

FF Realty of San Diego acquired the 390-unit Valley Crossings apartment complex at 15454 Sherman Way in Van Nuys for nearly $25 million from Newmark Realty Capital of San Francisco. Both parties were represented by Robin Ossenbeck of Hendricks & Partners.
Voit Development bought the nine-building, 340,000-square-foot former Kwikset corporate headquarters and manufacturing facility at 516 E. Santa Ana St. in Anaheim for $7.4 million from Black & Decker Co. Jeff Chiate, Rick Ellison and Mike Clark of Cushman & Wakefield represented the buyer and the seller.
Springhawk Corp. acquired the 32,178-square-feet Vista Palomar Park shopping center at 3211-3281 Business Park Drive in Vista for $6.9 million from Vista Palomar Park LLC. The seller was represented by Bill Barnett and Zack Swinscoe of Burnham Real Estate Services. The buyer was represented by Chris Rodriguez of Faris Lee Investments.
The Keck School of Medicine at USC has expanded its space at the Alhambra office complex in Alhambra by 25,903 square feet in a 12-year lease with landlord Ratkovich Co. and now leases a total of 84,000 square feet at the complex on Fremont Avenue. Terms of the deal were not disclosed, but industry sources estimated it at more than $6 million.
Specialty Surgical Center of Encino signed a 10-year, $4.1-million lease for 12,578 square feet of space at 16501 Ventura Blvd. in Encino. Bryan Lewitt of Cresa Partners represented the tenant. The landlord, Encino Executive Plaza, was represented by William Birtell of Beitler Commercial Realty Services.
Asset Management Consultants Inc. of Mission Hills acquired a 32,845-square-foot office building at 3183 Redhill Ave. in Costa Mesa for about $3.7 million from Sysdam Holdings. John Matus of Lee & Associates represented the buyer and the seller.
KMT Investment Group bought the 20,952-square-foot Mission Viejo Auto Center at Los Alisos and Madera streets in Mission Viejo for $3.5 million from NewVest Capital Corp. Ed McKeegan of MEI Real Estate Services represented the seller. Dennis Dillon of MEI represented the buyer.
